Florida carriers now fly drones and pull aerials at renewal. A stained, moss-held roof reads as deferred maintenance — and deferred maintenance is the exact language they use to non-renew a policy or deny a claim after a storm. The roof is still fine. The paperwork is what kills you.
Cosmetic, and fully reversible. This is the cheapest day this problem will ever have.
The colony holds moisture against the surface. Your roof stops shedding water the way it was built to.
A denied claim, a five-figure replacement, and the sick feeling that routine upkeep would have prevented all of it.
Most companies sell you a roof wash, then quote the gutters separately, then tell you to call a roofer for an inspection. We handle all of it together — as a one-time reset, or on a standing schedule so you never have to think about it again.
Four separate trades, four separate appointments, four separate invoices — and a roofer who charges you just to come look. Or one crew who already knows your house and comes back before it needs it.
We walk the whole property with you at the end. Anything you're not happy with, we go back over it that day, at no charge. You are not stuck with a result you didn't ask for.
Algae comes back in Florida. That's not a sales line, it's humidity. Homeowners on a schedule never see the black return, never get a maintenance letter from their carrier, and never pay for a heavy restoration wash again — because there's nothing heavy left to restore.
Everything in the Roof Reset, done once, done properly. The right starting point for a house that's been let go.
One scheduled visit a year. We show up before the growth does, so the wash stays light and your roof never loses ground.
For heavy tree cover, waterfront humidity, or a home you want photograph-ready year round.
Zero pressure touches your roof surface. The chemistry kills the organism and the rinse carries it off. Pressure is what strips granules and voids shingle warranties — it's the reason a cheap wash costs you more later.

Beds are saturated with clean water before we start and rinsed the whole time we work. Wet foliage does not absorb solution. This is the step cheap crews skip.
Barrel tile, shingle and painted stucco do not take the same solution. Strong enough to kill the organism, controlled enough to leave the material alone.
Commercial soft wash system, even application, downfall rinsed as we go — then we let the chemistry finish. Rushing dwell time is why other washes go black again in six months.
Roof, walls, drive and every plant that caught overspray get rinsed down. Then we look at it together before we load up.
The organism killed at the root, not blasted off the surface. Tile, shingle and metal.
See the method → Curb appealStucco, siding, soffit and fascia. The green film comes off and the paint stays on.
Learn more → Water controlCleared, flushed and brightened. A packed gutter pushes water behind the fascia — that is where the expensive damage starts.
Learn more → Hard surfacesSurface-cleaned edge to edge. Driveways, walkways, lanais and pool decks — no stripes.
Learn more → Detail workInside, outside, tracks and screens. Hard-water spotting treated, not wiped around.
Learn more → RestorationClean, sand and seal on existing pavers, plus new installs. Locks the joints and stops the weeds.
Learn more →No pressure touches the roof surface. Pressure washing a roof strips granules and voids most shingle warranties — that is exactly what we do not do. The solution does the work and the rinse carries it away.
On most Suncoast homes you get several years out of a proper soft wash. A pressure-blasted roof can go black again within a season because the organism was never killed, just knocked loose.
Beds get pre-soaked with clean water and rinsed continuously while we work. Anything that catches overspray gets flushed again before we leave.
It helps at the end so we can walk it together, but it is not required. We send photos either way and you approve the result before it is called done.
Because we are already up there and looking. Finding a cracked tile or a failing pipe boot now costs you a repair. Finding it after the next storm costs you a ceiling — and possibly a denied claim.
