Why we started this
There is a lot of bad work in this trade, and homeowners can’t easily tell the difference until it’s too late. A roof gets pressure washed and looks great for a season while granules sit in the gutter. A house gets sprayed and the hedges are brown by the weekend. A driveway comes out striped. A paver patio gets sealed while it’s still damp and turns milky white — permanently.
None of that happens because the work is hard. It happens because doing it right takes longer, costs more in materials, and takes real equipment instead of whatever was cheapest to rent. Cutting those corners is invisible on the day and expensive a year later.
We built this company around not doing that.
What that looks like on your property
Correct chemistry for the surface
Barrel tile, architectural shingle, painted stucco and vinyl siding all take a different mix. We dial it in for what’s on your house, not for whatever’s already in the tank.
Professional commercial-grade equipment
We run a commercial soft wash system, not a rented machine from the hardware store. It delivers a consistent mix at a consistent low pressure, with the reach to cover a roof properly — and we crew it to the property, one or two of us depending on the size and layout.
We wait out the dwell time
The chemistry needs time to kill the organism. Rushing it is exactly why a cheap wash goes black again in six months.
You get told the truth
If your roof doesn’t need washing yet, we’ll say so. If a hard-water stain has etched the glass past saving, we’ll say that too. We’d rather lose a job than sell you one you don’t need.
How pricing works
Every quote comes from me personally. There’s no published rate on this site and no online calculator, because no two properties are the same and a generic number would mean overcharging half my customers to cover the other half.
Send a video or call me. I look at what you’ve actually got, check the numbers, and give you your bid myself — not a “starting at” price that changes when the truck shows up.
Where we work
Riverview, Brandon and greater Hillsborough County, plus Palmetto, Parrish, Bradenton, Lakewood Ranch and Sarasota. If you’re near the edge of that, call and ask — we’ll tell you straight whether it makes sense.
What you can hold me to.
You approve it before we leave
We walk the whole property with you at the end. Anything you're not happy with, we go back over it that day, at no charge.
Licensed and insured
Fully covered before anyone gets on your roof. Ask for the certificate and you'll have it the same day.
The owner is on the job
You're not handing your roof to a rotating crew. I'm the one who quotes it, works it, and answers the phone afterward.
